Job Description

We are seeking an experienced commercial real estate professional to join our dynamic team.

You will be the point person and center of excellence for the leasing function. You will have a significant impact by contributing to the successful shaping and closing of transactions. You will be responsible for assisting with office and retail leasing and commercial contracts including preparing and reviewing contracts, purchase agreements, leases, deeds, and other real estate transaction documents. You must be comfortable and adept at working across internal departments and external business stakeholders including attorneys, real estate partners, business owners, and investors. Discretion and confidentiality are a must.

Key Responsibilities

Drafting

  • Draft, or assist in drafting, all lease documents, legal notices, waiver requests, and all formal Landlord notices, requests or approvals.
  • Prepare organizational documents, including Articles of Organization/Incorporation and Operating Agreements/By-Laws.

Review

  • Conduct lease reviews and prepare Tenant Estoppels and SNDAs associated with property acquisitions, dispositions, and refinances.
  • Review and redline LOIs, providing recommendations on proposed terms and language.
  • Review tenant-prepared lease documents

Processing

  • Serve as a key contact for Yardi Retail Manager with respect to deal input and workflow processing.
  • Assist with processing tenant option notices and renewals.
  • Assist with and monitor contract execution process, including use of DocuSign software.

Records Maintenance

  • Organize and maintain transaction files, both physical and electronic, ensuring all documents are filed correctly and are easily accessible.
  • Maintain lease, exclusive use, prohibited use, and restriction abstracts.
  • Maintain AmCap standard lease forms, amendments and templates, updating language as needed.
  • Maintain standard Lease exhibits, sign criteria, etc.
  • Maintain accurate lease data and tenant contact information across Yardi, Outlook, and backup files.

Tracking

  • Track key dates from lease execution to delivery of possession, timing on plans, permits and rent commencement, preparing and sending rent commencement letters.
  • Monitor and track unit status, occupancy thresholds, leasing activity history, lease expiration dates, completed deals, and dead deals across the AmCap portfolio.
  • Preparing and tracking closing checklists
  • Generate reports and summaries related to transaction status, timelines, and issues.

Internal Communication

  • Communicate tenant lease activity and distribute copies of lease documents and notices to relevant parties.

Due Diligence

  • Assist with due diligence process on assignment applications, financial review and proposals; conduct initial legal review of existing lease and legal outline.

Research

  • Conduct legal research on real estate laws, regulations, and case law as needed to support matters.

Qualifications

Technology

  • The qualified candidate must be comfortable with technology and should have a strong knowledge of Microsoft Office (Word, Outlook, and Excel).
  • Prior experience working with Yardi and/or other similar real estate industry software products a plus.

  • At least 3-5 years of related experience.
  • Experience in the commercial real estate industry.
