About the job:

The Permitting and Licensing Coordinator supports Rise Collective brands in all permitting and licensing activities. This role works closely with our onboarding team to ensure the transition of new properties into our portfolio is compliant with local short-term rental regulations. This dual role involves coordinating homeowner onboarding, overseeing listing setup, tracking permits and licenses, and ensuring all properties meet legal and platform requirements. The ideal candidate is highly organized, detail-oriented, and an excellent communicator. 

This role is an in-office position located in St. Petersburg, FL, and the Permitting and Licensing Coordinator must be able to reliably commute to and work in our St. Petersburg, FL office. 

Primary Responsibilities:

  • Research and stay up to date with local short-term rental laws, licensing requirements, and zoning regulations in all markets we operate.
  • Assist homeowners with obtaining necessary permits and licenses to operate legally.
  • Track permit and license renewals, ensuring timely submissions and avoiding lapses.
  • Liaise with city, county, and state authorities to address compliance concerns.
  • Work closely with the onboarding, tax, finance & operations team to ensure new properties meet compliance requirements before going live.
  • Assist the construction team in filing building permits and zoning approvals when needed
  • Advise homeowners, realtors, and other business partners during due diligence and property search periods.
  • Build and maintain an internal database of market-based regulatory guidelines and processes
  • Stay up to date on industry trends and proposed regulation changes
  • Other duties as assigned

Qualifications & Experience:

  • Bachelor’s degree in Business, Legal Studies, Hospitality, or a related field (preferred).
  • 2+ years of experience in compliance, permitting, or regulatory roles, ideally in short-term rentals, hospitality, or real estate.
  • Strong knowledge of short-term rental regulations and tax requirements (or ability to learn quickly).
  • Excellent attention to detail and organizational skills.
  • Ability to interpret legal and regulatory documents.
  • Strong communication and problem-solving skills.
  • Experience working with property management software (e.g., Guesty, Hostaway) is a plus.

  • Proficiency in property management software (e.g., Guesty) and collaboration tools (e.g., Notion, Slack).
  • Experience working with third-party vendors such as cleaners, photographers, and maintenance personnel.
  • Able to identify problems, research alternatives, provide solutions, and/or resolve issues promptly.
  • Excellent analytical skills with the ability to interpret data and generate actionable insights.
  • You are a self-starter who can independently meet deadlines in a fast-paced environment.
  • You take accountability for the things you say you’ll do, under-promise and over-deliver.
  • Possess a team-first mentality with an upbeat and optimistic attitude.

Physical requirements:

  • Ability to work flexible hours and/or extended hours as needed to accommodate client and project needs, as well as team members and projects in multiple time zones. 
  • Must be able to reliably commute to and work in our St. Petersburg, FL office.
