ZARA IS LOOKING FOR A REAL ESTATE MANAGER (SOUTH DIVISION) BASED IN MIAMI (NOT REMOTE).

REAL ESTATE MANAGER (SOUTH DIVISION)

Position based in Miami (not remote)

Scope of Position

Responsible for analyzing and identifying new locations and subsequently negotiating leases for new and existing retail sites. Is responsible for studying the Southern Division retail market and proposing new locations to expand the retail footprint. Leverage relationships across the commercial real estate industry to identify opportunities. Travel to potential sites to study the market focusing on criteria in line with the Company's mission and corporate development standards.

Role and Responsibilities

  • Analyze and define business problems in our current stores and develop business cases within Zara’s expansion plan strategies.
  • Annual budget preparation, CAM reconciliation and monthly financial review for each store
  • Update rent rolls, monitor store sales and negotiate new leases and leases renewals.
  • Work with the Legal Department and service liaison between Zara’s Attorney and Landlords.
  • Negotiate LOI (letters of intent) with Leasing Agents, Brokers, and Landlords.
  • Prepare feasibility studies to qualify the economic viability of potential sites.
  • Liaises with the Design dept. and outside architectural firm, to ensure that proper documentation and development is secured for each site.
  • Travel to potential sites and study the market using demographics and physiographic and relevant criteria as set out by the company’s policy to ensure that they meet development standards.
  • Acquiring new sites to achieve budgeted store openings.
  • Meeting with Landlords regarding negotiation and renegotiation of existing leases.
  • Build strong and collaborative relationships within the retail tenant, developer, and Landlord communities.
  • Review and analyzing data and ensuring accuracy of financial reports
  • Thoroughly comprehend business’ vision and strategy and study the market according to the INDITEX Real Estate philosophy and policy.
  • Meetings in person or call on a weekly / biweekly and monthly to address regulatory issues effectively and efficiently and to better understand and improve results and take action and /or make recommendations to the Head of Real Estate.

Personal Profile

  • Bachelor’s Degree in real estate, finance, accounting, or business administration
  • Prior commercial real estate management experience (min. 3 years)
  • Good level of Ms Office (Excel, PowerPoint)
  • Languages: Fluent in English (Spanish is a plus)
  • Highly organized and able to work in fast paced environment
  • Results oriented with strong communications skills
  • Analytical skills
  • Flexible to travel (including international travel)
  • Autonomy and adaptation to change
  • Strong conflict management skills
